Terms & Conditions – Old School Byre

TL;DR (Quick, Plain-English Summary)

  • A 25% deposit secures your booking.
  • The remaining balance is due 8 weeks before arrival.
  • The deposit is non-refundable.
  • If you cancel within 8 weeks, the full balance is payable — but we’ll always try to re-let and refund what we can.
  • Please take care of the byre as you would your own home.

Now for the slightly more official version.


1. Booking & Payment

Bookings are made directly with us by email at monica@eatsleepwild.com.

Your booking becomes confirmed once:

  • A 25% deposit has been received, and
  • We have sent written confirmation.

The remaining balance is due 8 weeks (56 days) before arrival.

If your booking is made within 8 weeks of arrival, the full amount is due at the time of booking.

If the balance is not received by the due date, we reserve the right to treat the booking as cancelled.

Payments can be made by bank transfer (BACS) or via secure card payment link.


2. Cancellations

Life happens — we understand that.

If you need to cancel, please email us as soon as possible.

  • The 25% deposit is non-refundable.
  • If you cancel more than 8 weeks before arrival, no further balance is due.
  • If you cancel within 8 weeks of arrival, the full balance remains payable.

If we are able to re-let the byre for your cancelled dates, we will refund any monies paid minus a £50 administration fee.

We strongly recommend taking out travel insurance that covers cancellation and unforeseen events.


3. If We Have to Cancel

In the very unlikely event that Old School Byre becomes unavailable due to circumstances beyond our control (for example, serious damage or essential utility failure), we will refund all monies paid in full.

We cannot accept responsibility for any additional costs or inconvenience caused.


4. Force Majeure

We cannot be held liable for cancellations, delays or changes caused by events outside our reasonable control — including severe weather, travel disruption, illness, government restrictions, power cuts or other unforeseen circumstances.

If you are unable to travel due to such events, standard cancellation terms apply.


5. Arrival & Departure

  • Check-in: From 4:00pm
  • Check-out: By 11:00am

If you need flexibility, please ask — we will always try to accommodate where possible.


6. What’s Included

Your stay includes:

  • WiFi
  • Electricity and heating
  • Bed linen and towels
  • Firewood, kindling and firelighters (where applicable)

For stays longer than one week, fresh linen and towels will be provided.


7. Guests & Use of the Property

The number of guests must not exceed the number confirmed in your booking (maximum 3).

The byre is for holiday use only and is not suitable for parties or events unless agreed in advance.

We reserve the right to decline a booking if we feel it is not a suitable fit for the property.


8. Dogs

Well-behaved dogs are welcome by prior arrangement.

Please note:

  • The surrounding croft land contains livestock and wildlife.
  • Dogs must be under control at all times outdoors.
  • Dogs should not be left unattended in the property unless crated.
  • Please carry out a thorough “poop patrol” before departure.

Guests are responsible for any damage or additional cleaning required as a result of pets staying.


9. Looking After the Byre

Old School Byre is part of a former Highland schoolhouse — it is sturdy, but it is also special.

Please:

  • Leave it clean and tidy
  • Report any breakages before you leave
  • Treat the space with care

Smoking and vaping are not permitted inside the property.


10. Liability

Guests stay at Old School Byre at their own risk.

We cannot accept liability for:

  • Injury, accident or loss during your stay
  • Loss or damage to personal belongings or vehicles
  • Temporary failure of utilities, broadband or appliances

Nothing in these terms excludes liability for death or personal injury caused by negligence.


11. Complaints

If something is not right, please tell us straight away. We genuinely want you to have a wonderful stay and can usually resolve issues quickly if we know about them.

Complaints raised after departure cannot be considered if we were not given the opportunity to address the issue during your stay.

We only collect the information necessary to manage your enquiry and booking.

What We Collect

For enquiries:

  • Name
  • Email address
  • Telephone number

For bookings:

  • Lead guest name and address
  • Contact details
  • Names of guests
  • Payment details
  • Relevant accessibility or special requirements

How Your Information Is Used

Your information is used only to:

  • Manage your booking
  • Communicate with you about your stay
  • Meet legal and tax obligations

Under UK tax law, basic booking records must be kept for up to 6 years.

Your data is stored securely and is never sold or shared with third parties unless legally required.

You may be added to the Eat Sleep Wild mailing list — you can unsubscribe at any time.

If you have any concerns about your data, you can contact us directly or lodge a complaint with the Information Commissioner’s Office at www.ico.org.uk.


If you’d like, we can now:

  • Add a gentle “remote Highland living” expectations clause (very useful in Stoer!)
  • Add your Short-Term Let licence number (if you have one)
  • Or create a super-short “Booking Summary” version for email confirmations.
